Manage properties in accordance with Centurion standards, and within approved annual budgets. Be responsible for adhering to all Centurion Property Associates policies and procedures. Perform monthly fire system tests and annual fire drills as required. Make repair requests; inspect apartments during periods of moving and prepare a list of repairs or maintenance in accordance with established renovation standards. Responsible for all maintenance to be carried out, and for contacting the contractors concerned. Responsible for maintaining accurate records and documentation for resident chargebacks. Ensure that vacant apartments are always in a ready-to-rent condition, clean and fully prepared for move in. Maintain all building inventories and perform all required checks. Ensure that preventive building maintenance is planned and completed. Keep the exterior of buildings presentable and grounds clean and free of litter. Make sure lawns are well mowed and flower beds are well maintained; ensure that the walkways are free of snow and ice in winter, if this happens advise the Property Manager to contact the contractors concerned. Maintain the stock of supplies necessary for maintenance, and carry out regular inventories; order the supplies needed to keep the property running smoothly. Promptly report any concerns or problems in a building or apartment to the Property Manager. Perform other assigned duties.
Essential Service and Emergencies
Be accessible in person or by phone 24/7 to provide essential service in emergencies (fire, flood, injury) as they arise or occur. Be fully aware of fire and life safety procedures and perform them in an emergency.
- Strong follow-up skills with the ability to effectively resolve difficult issues in a timely manner;
- Ability to perform minor maintenance repairs (carpentry, plumbing, electrical) and;
- Ability to lift, push and pull heavy objects including garbage cans, furniture and appliances.
