POSITION DESCRIPTION:

Our management team of the Management Company is currently looking for a person to take on the role of Property Manager. We are looking for a dynamic candidate for the position of Property Manager for commercial buildings located in the Quebec City region. He will be called upon to move. Under the supervision of the Assistant Vice-President, the property manager must take charge of all matters relating to the operations of the properties in his portfolio.


ROLE AND GENERAL RESPONSIBILITIES:
  • Actively participates in the preparation of the annual budget of his portfolio
  • Canvassing locally to find prospects
  • Contributes to quarterly reports required under management contracts
  • Develops and maintains preventive and corrective maintenance schedules
  • Ensure customer service responds to customers and tenants
  • Ensure the execution of capital expenditures in collaboration with the technical department

  • Evaluates the services provided for in the various contracts and ensures that they meet the conditions provided for in the contract
  • Help with the collection of rents and accounts receivable
  • If necessary, carry out analyzes required by the client or management
  • Is the main contact with tenants in his portfolio
  • May be called upon to make rental transactions directly, as needed
  • Negotiates the best conditions and prepares contractual documents (order form)
  • Organize and participate in the activities required for different periods of the year (Christmas, Easter, etc.)
  • Participate in the planning of maintenance work and required resources
  • Plans the maintenance necessary to preserve the integrity of the assets as well as the value of all facilities and architectural elements of buildings
  • Prepare requests for prices, invitations to tender and calls for tenders required, participate in the analysis and recommendations for the execution of the work
  • Prepare various memos for tenants
  • Prepares tender quotes for minor works
  • Supervises suppliers and contractors carrying out work, meets with municipal authorities for the acquisition of work permits
  • Supervises the main subcontracting contracts
  • Supervises the superintendent and administrative staff as required
  • Support the rental service to rent vacant spaces and renewals
  • • Evaluates tenants' requests, demonstrates its expertise by recommending solutions to process its files efficiently and suggests any alternative solution.

EXPERIENCE AND QUALIFICATIONS:
  • Real estate experience
  • Experience in personnel and subcontractor management
  • A working knowledge of Word, Excel and Outlook software
  • Have technical knowledge
  • Be bilingual in French and English
  • Must be able to travel by car
